Encumbrance Certificate (EC)
An Encumbrance Certificate (EC) is an official record of all registered transactions — sales, mortgages, or liens — on a specific property over a chosen time period. It proves that the property is free of any outstanding financial or legal liability.
- Home or land buyers who want to confirm there is no existing mortgage or dispute on the property - Banks and financial institutions before approving a home or mortgage loan - Property sellers who need to show the buyer a clean title - Anyone who inherited property and wants to confirm no pending loans are attached to it
1. Visit the Registration & Stamps Department portal (IGRS Telangana) or MeeSeva. 2. Select **Encumbrance Certificate** from the list of citizen services. 3. Enter the property details: district, sub-registrar office, survey / plot number, and the period for which you need the EC (e.g., last 13 or 30 years). 4. Pay the fee based on the number of years requested. 5. Submit the application and note the reference number. 6. Download the EC once generated, or collect it from the Sub-Registrar's office (same day to 3 working days depending on the method).
