Land Records – Dharani Portal
Dharani is Telangana's integrated land records management system. It lets you view who owns a piece of land, get a copy of the Record of Rights (RoR), and check if a land parcel has any encumbrances. All agricultural land records in Telangana were migrated to Dharani.
- Farmers wanting to check or download their own land records (passbook / RoR) - Buyers researching land ownership before purchasing agricultural land - Banks and financial institutions checking land details for loan approvals - Citizens who want to verify if land they inherited is correctly in their name
1. Visit the Dharani portal (link below) on your phone or computer. 2. Click **Search Land Records** or **Citizen Services**. 3. Enter the district, mandal, village, and survey number — or search by the owner's Aadhaar-linked details. 4. The ownership details, extent, and any registered transactions will appear. 5. To download an official extract (RoR-1B copy), log in with your Aadhaar and mobile OTP. 6. Pay the nominal fee for the certified copy. 7. Download and save the extract; it is a legally recognised document.
