Mutation / Patta Transfer
Mutation (also called Patta Transfer) is the process of updating land records to show the new owner's name after a property changes hands — through sale, inheritance, or gift. Until mutation is done, the old owner's name stays in government records even if you have a registered sale deed.
- New property owners who have registered a sale deed but not yet updated land records - Family members who inherited property after the owner's death and need the patta updated to their name - Anyone who received land as a gift and needs the records corrected - Buyers of land in rural areas using the Dharani or Revenue Department process
1. Gather your documents: registered sale deed (or will / succession certificate for inheritance), Aadhaar cards of all parties, and the existing patta / RoR extract. 2. For agricultural land, submit the mutation application through the Dharani portal or at the Mandal Revenue Office (MRO). 3. For urban properties, approach the local Urban Development Authority, Municipal Corporation, or GHMC as applicable. 4. Fill in the prescribed mutation application form and attach all documents. 5. Pay the applicable mutation fee at the office or online. 6. An inspection or field visit may be carried out by the Revenue Inspector. 7. Once approved, the new patta or RoR extract will reflect your name (usually 30–60 days).
